First Home Buyer Guarantee Scheme Changes from 1 October 2025 - Bigger Caps, No LMI, More Opportunity

Key Changes from 1st October
Unlimited places – No more waiting lists or capped allocations. Any eligible first home buyer with a 5% deposit can apply.

The Biggest Benefit – No LMI
Normally, buyers with less than a 20% deposit must pay Lenders Mortgage Insurance (LMI), which can add tens of thousands to the cost of buying. Under this scheme, the government guarantees part of your loan so you don’t pay LMI at all.
Even better, lenders treat you as if you had a full 20% deposit, which means you’ll often get the same competitive interest rates that higher-deposit borrowers receive.
